European residential real estate operator Heimstaden is using OpenAI products including ChatGPT and Codex to assist in property management operations. The company reported choosing OpenAI in June 2025 with the goal of moving toward self-operating buildings where AI helps anticipate needs and coordinate work across the property lifecycle.

In the Netherlands, Heimstaden reported that the cost of producing a virtually staged property image fell from approximately €50 to less than €0.10, representing a reduction of more than 99%. The company estimates an annual savings potential of €130,000 in that market. AI tools support pricing recommendations, image styling, apartment descriptions, and market feedback, while agents review live advertisements against quality standards and employees remain responsible for approving decisions.

The company also used Codex to assess environmental risks across its portfolio. An environmental sustainability analyst used the tool to discover and standardize data for 20,112 property assets, generating more than six million rows of data. Heimstaden stated this reduced the estimated delivery requirement from five people working for a year to two people working for two months, while avoiding external consultants.

Following the September 2025 launch of ChatGPT Enterprise, 50% of employees adopted the tool within two to three months. In Norway, a real estate caretaker used ChatGPT to draft a refurbishment plan for a neglected apartment. A central AI transformation office maintains a library of use cases across the organization.

Heimstaden is rolling out a Procurement Intelligence Platform that combines workflow automation with OpenAI models accessed via APIs for contract analysis, negotiation preparation, and contract lifecycle management. The company is also co-developing Amplio Estate, a property management system designed to support AI workflows through MCP, allowing employees to retrieve property information and act in core systems. Heimstaden states its AI strategy relies on three pillars: empowering employees, utilizing a central transformation office with AI champions, and preparing property management systems and data models for AI.
